_Every developed lot accumulates buried lines the way a garage accumulates boxes — steadily, quietly, and with no inventory. The ones that get hit are rarely the ones on a drawing._

Why the private side has no map

Utilities own and document their side of the meter. Past the meter, documentation depends on whoever did the work: a builder's plumbing rough-in may exist in a permit file; the irrigation added in 1998, the landscape lighting from 2006, and the previous owner's trench to the shop exist mostly in memory. Selling the house doesn't transfer the memory. This is the ground the 811 guide calls the owner's responsibility — and it is precisely the ground with the thinnest paper trail.

Septic: the system most likely to have a record

If the property isn't on municipal sewer, there's a septic system — tank, lines and a drainfield — and unlike almost everything else on the private side, septic work is typically permitted and inspected by a local health or environmental authority. That authority can often supply the permit and the record drawing of how the system was actually installed, commonly called the as-built. 1Jump to source 12Jump to source 2

So the sequence for septic is: records first. Call the county environmental or health department with the address and ask for the septic permit file. Caveats worth knowing: availability varies widely with the county and the age of the property; older systems — especially pre-1960s installs — may have no file at all; and an as-built drawn at installation doesn't capture later repairs. 2Jump to source 2

Where the paper runs out, the field takes over: lids and cleanouts, the pattern of grass growth or a slight mound over a drainfield, and locating methods — a sonde pushed through the outlet line traces the route to the tank, and radar can often find the tank and the trench signatures of the field lines. What you should not do is probe blindly with a rod near an aging tank lid, or drive equipment over an unlocated tank; collapsed lids are a genuine hazard.

One planning note: drainfields are not just pipe — they're a soil treatment area. Building, paving or trenching through one can damage the system in ways a repaired pipe doesn't fix, which is another reason to establish its footprint before designing anything on top of it. 1Jump to source 1

Irrigation: everywhere, shallow, and unmarked

Irrigation is the most commonly struck private system for three compounding reasons: it covers the whole yard rather than a corridor; it's shallow — often inches, not feet; and it's nearly always unjacketed PVC or poly with no tracer wire, which makes it invisible to electromagnetic locating. 3Jump to source 3 The controller wire that runs alongside it is often the only conductive thing in the trench — sometimes traceable, and a useful proxy for the pipe route when it is.

Practical finds: the valve boxes are the system's table of contents — locate those first and the mainline routes between them become inferable; radar picks up trench lines and sometimes the pipe itself in favorable ground; and running the zones while someone watches for heads completes the picture of laterals. None of that makes a full map certain. It makes the blind spots smaller, which is the honest goal.

The owner-installed everything else

Power to the shed, the well, the gate, the RV pad. Water to the animal pens. The propane run somebody's brother-in-law buried. These share three traits: no permit, no drawing, and depth chosen by the shovel's mood that day. Direct-buried cable at four inches is common; so is unmarked poly gas line.

The best source is testimony: previous owners, long-time neighbors, the original landscaper. The second-best is the buildings themselves — anything out there with a light, a pump or an outlet is fed by something, and the feed had to leave the house or panel somewhere. Walk it backwards. Then locating fills in: conductive lines trace normally; non-conductive ones need a sonde, radar, or an honest "couldn't".

Putting it together before you dig

  2. Testimony: everyone with history on the lot. Write down what they say and where they point.
  3. Surface inventory: valve boxes, cleanouts, risers, hose bibs far from the house, outbuildings with power.

  5. A private locate for the work area, with the records and testimony handed to the locator — every one of those inputs makes the field work sharper.

The pattern to trust: records, memory and marks each fail differently, so stack them. The line that hurts is the one that slipped through all three — and the stack makes that a much smaller set.
